Richard C. Bramwell, Sr.
Richard began his career in real estate as a broker and manager of various developments most notably Rochdale Village in Queens, NY. In 1981, he co-founded Shinda. Richard has personally managed every conceivable type of urban real property, from two-family units to a massive development with 6000 units. In addition to being a Licensed Real Estate Broker, he has also been active in the management, purchase, sale, packaging and refinancing of commercial properties. He is graduated of Hofstra University and holds various certifications from New York University and Pace University.
R. Christopher Bramwell, Jr.
In June of 2010, Christopher embarked on his role as President of Shinda. He has over ten years of property management experience and is also a licensed real estate broker in New York. Chris thrives on “turning around” distressed properties and is widely renowned as a residential management expert. He holds a Bachelor of Arts degree in Business Administration from the State University of New York, New Paltz.
Gail F. Badger
First Vice President
With over 39 years in the real estate property management business, Ms. Badger manages the day-to-day operations of our essential properties. She supervises over 66 employees and guarantees our assets are compliant with Local, State, and Federal regulations and policies. Gail has expertise in securing FHA insured loans and Section 8 subsidy administration, and specializes in ensuring the compliance of Section 8, Section 236, Section 202, Low income Housing Tax Credit, and Mitchell Lama developments. Gail serves as a Dean and instructor for RAM (Registered in Apartment Management Program for the National Associated Builders and Owner). Ms. Badger is an experienced developer of compliance tools for management companies to prepare for MOR’s (Management and Occupancy Reviews) and REAC (Real Estate Assessment Center) inspections. Since 1977, she has held various positions in the United States Department of Housing and Urban Development, the New York City Housing Development Corporation and various other affordable rental and cooperative housing companies. She is a graduate of the Robert Wagner School of Public Service, the New York Theological Seminary, and holds various certifications in real estate and property management.
Executive Vice President
Lisa has been with Shinda for over 25 years. She is responsible for the operations of SMC which includes maximizing housing companies’ rental income potential by enforcing our strict rent collection policy, ensuring prompt rental of units, ensuring that all subsidy programs such as Project Based Section 8, RAD, NYCHA, HPD and HCR Section 8 Voucher programs are working at optimum levels. Ms. Walker is responsible for ensuring that the properties in our rent stabilized portfolio are in strict compliance with the rules and regulations of the New York State Rent Stabilization Code. She is responsible for the administering of the Low Income Housing Tax Credit Program for our LIHTC portfolio and ensures compliance with Section 42 of the I.R.S. Code. Moreover, she ensures that reporting requirements of our clients, syndicators, investors and the local, state and federal monitoring agencies are strictly adhered to. She is responsible for all “rent ups” and “first year” LIHTC files. Ms. Walker has been in the real estate property management business for over 25 years and holds such certifications as NCHM Tax Credit Specialist Certification, Spectrum C3P Certification, Quadel AHM Certification, Ross EIV Certification and HUD AFHM Certifications.
Director of Management
With over 25 years in the real estate property management business, Ken manages the day-to-day operations of our sites and ensures the upkeep of the physical asset. He corresponds on a daily basis with Area Supervisors to ensure that all requests are being addressed in a timely fashion and that each site is engaged in a preventative maintenance program. He works very closely with outside architects and engineers to achieve the type of plans and specifications sought by the housing company. He also oversees all major capital improvements, weatherization grants, code compliance, and ensures that all properties are in ready for the various inspections requested by the State, Local agencies and syndicators. In keeping with Shinda’s “shirt sleeve” style of management, Ken along with his Area Supervisors visit the properties regularly. At Shinda, we believe that there is simply no substitute for management’s physical presence at the sites.
CPA – Controller
Russell is in charge of the financial management for your property. He has the know-how and accounting resources available to him, which allow him to identify and troubleshoot financing problems in a timely and efficient manner. Whether dealing with large management companies or individual tenants of Shinda Management Corporation, Mr. Bramwell has years of experience in real estate finance. As your financial expert, Russell will generate a financial analysis for your housing company, and the Accounting Department will generate almost any type of financial report(s) that you require. Russ holds a B.S. in Accounting from Morris Brown College and an M.S. in Accounting and Financial Management from the Keller Graduate School of Management. He is a Certified Public Accountant and a Licensed Real Estate Broker.
Malcolm W. Rivera
As the Assistant Controller, Malcolm W. Rivera is primarily responsible for all of the Accounts Receivable functions. He oversees daily monetary transactions that involve upwards of $5 million dollars monthly. Malcolm has expertise in the processing of HUD Recertification’s and the Vouchering process to ensure complete and timely subsidy payments from HUD for more than 25 HUD properties. These properties include Section 8 multifamily housing, 202 Senior Housing, RAP and PRAC contracts. Working diligently with the controller and Directors of Finance, Malcolm is responsible for generating various reports for the various owners, executives, governing agencies and decision-makers to allow them to make prudent financial decisions.
Director of Finance
Alvin develops and maintains timely and accurate financial statements and reports that are appropriate for the users and in accordance with generally accepted accounting principles (GAAP). Alongside The Controller and Assistant Controller, Alvin reconciles bank and investment accounts, reviews monthly results and implement monthly variance reporting, manages the cash flow and prepares cash flow forecasts in accordance with our policies, and overseas the bookkeeping function including maintenance of the general ledger, accounts payable, accounts receivable and payroll.
